With our residential service, we build homes that are nurtured in your dreams on the land that you already own.

Our Process for Residential Service

At Gurunath, the streamlined process, transparent service, and on-time delivery are our specialities. We owe our success to the effort our team takes to follow our strategized workflow without any compromise. Here are the steps we follow.

Step 1: Nature of the Land

Whether you already own land or just purchased one, our first step in the process is to check the nature of the land. This helps us understand what type of construction can be done on the land and also, what legal formalities are required to start with the construction.

Here are a few things to consider so that the nature of the land will be favourable to build a house.

If you are planning to purchase new land, then land with DTCP approval is highly recommended. Mostly DTCP, municipality or panchayat approved lands are considered favourable for residential buildings.

If the land is agricultural or farmland, wasteland (purampokku nilam), or near industrial areas, then a land nature check is done without compromise. The nature of the land is surveyed and only if the test results are OK in all aspects, do we proceed further. If there are any indications that the land is not suitable for buildings, then we would not proceed with planning and construction.

Step 2: Planning

Once we find out your land is suitable for residential buildings, we start making a building plan.
A building plan is a two-dimensional representation or drawing of the three-dimensional vision you have for your house. It shows the location of rooms, windows, doors, stairs, and other important features in your house. A building plan is essential because it ensures that your house is designed as per your ideas, Vastu norms and all the legal requirements.

We first understand how you want your dream house to be, we gather the requirements. Then we start devising the building plan based on your inputs. We draft the plan as many times as needed until the client is completely satisfied.

Our plans are done not by regular civil engineers, but by leading Architects in the industry. We partner with Architects in and out of India and hire appropriate architects depending on client requirements.

Step 3: Elevation work

Once you approve the building plan, we start with the elevation work. Elevation work refers to any work that is done to raise the level of the ground. This can be done for a variety of reasons, such as to create a flat surface for buildings or to improve drainage. It is the outer view of your proposed building that gives an idea about how the building will look like from the outside once it is constructed. It focuses on the external features of the building like the façade, windows, doors, balconies, and other such features.

While working on the elevation, our team of architects and engineers make sure that it is not only beautiful to look at but is also functional and as per Vastu norms. The plan will be modified as much time as needed until the client is satisfied.

Step 4: Estimation

Cost estimation is the process of predicting the cost of the project before it is actually built. It is the approximate value of all the materials, labour, and other resources that will be required to complete the project.
This is done by our team of experienced estimators who have years of experience in estimating the cost of construction projects. The estimation is done based on the approved plan and elevation.

We strictly adhere to certain standard aspects while choosing materials and technologies for the construction. So, the estimation will be based on the current market rates of these quality materials and services. As a customer, if you feel you want to reduce the prices by choosing low-quality materials, then it will not be possible to give an estimation. We are committed not to going below our standard quality, no matter what.

However, if a client wishes to use premium quality materials above our standard choices, then they are more than welcome to choose on their own. We happily provide customer modifications as long as the final output will not go below our standards. Also, unlike other construction companies, we give our customers the full freedom of choosing the materials from shops and brands of their choice while we provide you with guidance and suggestions to help you choose the right one without any trouble.

Note:

With that said, please note that
● This is a written approximate estimation based on the plan and elevation.
● An oral approximate estimation will be given even before the testing of the nature of the land.
● The final estimation will in the form of an invoice be given only after the completion of the project based on the land surveys and final measurements. However, there will only be a very little deviation from the previous written cost estimation given.

Step 5: Construction Phase

If the cost estimation is satisfactory, the customer can proceed with the construction process. It will usually start with a land pooja for which the customer can select the date. OR if it is already done on the land, then we will proceed with the next steps on your approval. We will commence the construction work only after we receive all the approved drawings.

After the approval of the estimated cost, we will receive an advance amount before beginning the construction works. Regarding payments, it is important to note that, we receive all the payments in stages as per the stages of payments section listed in the cost estimation document. In case, the customer backs off the project after the planning phase, they must pay the necessary payments for the plans created for them. Similarly, if the project is stopped after giving the elevation plan, then the appropriate payments for the works done are to be paid. From the date of starting the work, we are committed to completing the projects as per the estimated period given.

As a first step, we will open an official Whatsapp group where the pictures of the works going on the site are updated regularly. We will also update drawings of the works that are to be started next 10 days in advance. If there are any clarifications or changes to be done, we would do the changes and sort out mistakes as soon as possible so that site works will not be affected. Also, we provide login details for our software in which the customer can see the payment information, work drawings and work progress details. Also, a reminder will be given from our team for payment dates before one week.

If we anticipate any minor deviations in the time of delivery of the project, we will update it as early as possible. Prior information will be given if any action like tile selection or approval is needed from client-side. With cooperation from the customer and our team members, we promise to finish the work as per the estimated time. We get detailed feedback from the customer and implement it properly. This helps us to improve our services for the upcoming projects.
